A proposed project for a Mixed-use building in the city quarter „Dubravka - Bratislava“ The surrounding buildings are composed of standard and low-cost residential buildings, an opportunity arises to create a higher-standard housing that would be accompanied by the creation of a forest park in its yard. The priority of the building is primarily focused on the creation of quality housing and services located in the building. The parcel from the northern part is surrounded by a dominant residential complex with chaotic breakdowns of the facade. Eastside it is occupated by low-rise buildings offering various services, from the west it is surrounded by a busy street with tram and bus services and from its southern part is a cultural house by Imrich Ehrenberger. The land has an even descent from the east. The potential of the environment is to establish a link between the new project and the cultural house of Imrich Ehrenberger, creating a relaxing environment providing a view of the city and the location with various functional amenities in terms of housing. In the wider area, there are school buildings within 7 minutes of walking as well as a church and local library. The proposal is looking for solutions for these problems and at the same time uses the strengths of the territory, its strong inspiration is the neighboring cultural house that is supported in the design.

The priority of the urban solution was to create an object that would offer the use of the extensive land not only for housing but also for the creation of outdoors areas for the public. The object is placed as far as possible from the main road to create distance and place obstacles for the sound to partially filter the noise and make the living environment more pleasant. The forest park helps with this task in addition to creating a quality place for relaxing, walks or just spend time in. The entrance to the garage was divided into two entry points so that it was accessible from the main road and also from the service street oriented to the east of the land. The newly created forest park offers shade and a natural transition by foot to the surrounding cultural center. On the basis of analyzes, the shape of the L-shaped object was formed, which defines the space and builds a non-direct visual barrier to the „chaotic“ building existing in the north. At the same time, it creates adds new possibilities for crossing previously wall located here by interrupting one longitudinal shape and inserted platforms in-between. These elevated platforms provide terraces for retails located in the polyfunctional area, with the aforementioned entrances to the garage under a walk.





The main appearance of the object is designed into two main lines, the first line is perceived when looking at the object, strictly dividing the facade openings in both vertical and horizontal directions. This line is defining for the building and based on it the follows the next imaginary line which alters the space located in each opening by a windows, empty space (loggia) and the blind windows to still be true to the existing rhythm at the facade and satisfy the needed by the living spaces found behind the openings. This was implemented in order for the building to not appear with too strict approach. The alternation of these spaces at the level of the second line occurs, by changing the layout of the floors, as a result, the building offers more flexibility in creating spaces. The only size violation of this principle is at the ground floor where the openings are used to highlight the parterre function, this layout is also subject to the rhythm principles of the first line principles.

The spaces are divided into two categories one is for the public second one is accesable only by the tenants. Public spaces are mainly exterior spaces like the newly formed forest park and the services found in the parrter, or the raised platform that allows and connects the Northen area that until now was cut by a wall. For the residents, it mainly living quarters and community space with a greenhouse on the roof to grow fruit and vegetables,

The ground floor has several entrances for different services and dedicated entrances for residents. The parterre provides space for predefined services such as a café, florist, butchery and a gym, but at the same time leaves variability and also spaces for renting for different functions. The remaining above-ground floors are intended solely for housing.
